Question: How do I create a lease batch for Month-to-Month Tenancies?
Answer: Our lease documents are built so that they can be used either for a definite period of time or month-to-month.
The only difference is that an end date is not input or is simply left blank when building the lease batch for a month-to-month scenario.
Here is the pathway to renew a lease: Properties > Manage Occupants > Set Lease Dates/Renew (button).
There is a clause built into our lease agreement template that address the month-to-month situation. The verbiage is something like: Month-to-Month Tenancies. If this Agreement becomes a month-to-month tenancy, rent shall be uniformly apportioned per day during the notice period, which begins upon the other party’s receipt of notice of termination as per the following notice periods:
Notice by Landlord. Landlord may terminate a month-to-month tenancy by providing 30 days’ written notice to Tenant.
Notice by Tenant. Tenant may terminate a month-to-month tenancy by providing 30 days’ written notice to Landlord. (Verbiage may vary by state.)
Initial Month-to-Month Tenancy: Creating a lease for a month-to-month tenancy is a very easy process here at LeaseRunner. Our legal department has designed all our leases to be used for either a designated agreement period or month-to-month tenancy with inclusive language for both types of tenancies. The only difference in building the lease batch is not choosing an end-date when you designate the time parameters for the lease period; the end-date in the lease itself will appear as "N/A".
