If you chose to have a cosigner involved in the signing process, you may have already requested a rental application, a credit check, and/or Cash Flow Report from this person (recommended).
STEPS to take for signing lease documents with your tenant(s) and cosigner(s):
1. Before building a document batch:
- Identify your cosigners. LeaseRunner can accept multiple cosigners per lease batch.
- Review the Cosigner Agreement template at the Templates tab and make changes if necessary. Make sure the "Cosigner" checkbox is checked if you are making changes to it.
- Then, go to Properties > Manage Occupants > Move In and select your tenants.
- Answer YES to "Does this tenancy require Cosigner?" and select or add your cosigner(s).
- Set Lease Dates and move to Build Document Batch. You may answer some questions about Renters Insurance that don't pertain to the cosigner.
2. Building a document batch with a cosigner agreement:
- At Build Lease Batch page simply select your tenants and cosigners in Step 1. Select your documents with Cosigner Agreement in Step 2 and proceed to Preview and then to sending the document batch.
3. Lease Signing with the Cosigner Agreement:
- The Cosigner Agreement is designed to be a part of a document batch that includes a lease document. LeaseRunner's Cosigner Agreement is not designed to be executed without a lease agreement in the document batch. The document batch will be first emailed to a primary tenant for e-signature. Once the primary tenant signs, the document is emailed to tenant #2, etc., then to a cosigner who can view the lease but only signs the cosigner agreement, and finally to the property manager who is on file for this given property. The property manager executes the lease as the last person to sign. The document batch, including the Cosigner Agreement, is sent to all parties, along with an accompanying audit trail of the signing process.
