Now that you've ordered a criminal background check on your interested applicant, what information should you look for?
It is up to you to decide if certain convictions found on the report result in you denying the rental to that particular applicant.
In compliance with FCRA (Fair Credit Reporting Act), LeaseRunner does not show records that are: more than 7 years old, or arrests. The applicant must be convicted in order for the record to show up in our reports.
Certain types of crimes (like actively registered sex offenders) are included beyond seven years (as is compliant with FCRA).
Please note, a possible reason for "no records found" report results could be due to incomplete information at the court (source of data). Criminal reports are heavily reliant on DOB. If DOB is missing, the record will not show up.
Criminal background searches include a wide range of all U.S. jurisdictions. Certain jurisdictions or counties do not share criminal records electronically. For instances like this, we recommend you call the court to determine the details of the offense.
