Tenant’s Setup Process for Online Payments

1. Creating TPC Account

After you emailed the Rent Payment Instructions to your tenant, they have to setup an account at the Tenant Payment Center and authenticate their banking information before they can make their first payment. Depending on the bank account authentication process chosen by your tenant, this can be instantaneous or it can take up to three business days.

The tenant will be required to create a username and password and enter their banking information (checking or savings accounts only).

2. Authenticating Tenant's Banking Information

Tenants must authenticate the bank account they wish to use with one of two methods: Instant Account Verification or Micro-charges.
With Instant Account Verification the tenant enters their bank's routing number and account number, (LeaseRunner will connect them online to their bank's online banking, ) and the tenant enters their login credentials for online banking to authenticate the user.
If a tenant does not have online banking, or if they just prefer to use the micro-charges method, LeaseRunner will take two micro-charges (under $1.00 each) from their bank account. Within 2 - 3 business days, the tenant must identify those charges in their bank account and enter them into their Tenant Payment Center account as a means to authenticate the correct routing and account numbers were entered. After the tenant's banking info has been authenticated, (by either method), they will be able to submit their first rent payment. Note: Micro charges are reversed from the tenant's bank account on the same day they appear as withdrawals, so there is zero net financial impact on the tenant's bank account.

Your tenant can either opt in for Autopay on any day of the month or pay rent by submitting the payment manually.

The Rent Payment Instructions email contains:

• Tenant's account number (could be found at Tenant Details page)
• Link to register for an account
• Link to log in to an account
• Link to reset a password

If your tenant is having trouble logging in, you can resend the Rent Payment Instructions email to them. It contains all of the information they need.
